NOTICE TO ADJOINING PROPERTY OWNERS
Mr. Jim Simon has submitted an application for a
variance to the Stanton Township Residential Zoning Ordinance, parcel #
R41.024.2400, east of Oxford Mill Road, section 24. If approved, the variance would allow higher density than
currently permitted for the R-1 Zoning District, one dwelling per five acres,
twelve dwellings per section, one dwelling per quarter, quarter section.
The Stanton Township Planning Commission will hold a
public hearing Tuesday, August 9th at 7:45 p.m. at the Stanton Town
Hall located at 31186 – 40th Avenue Way, Cannon Falls, MN, at which
time the applicant shall appear. Adjoining property owners may, also, appear
either in person or by agent or attorney, to address the proposal.
The hearing of this request is not limited to those receiving copies of this notice, and if it is known that any neighbor or affected property owner, who for any reason, has not received a copy, it would be appreciated if said neighbor or property owner would inform others of this public hearing.
Respectfully,
Stanton Town Clerk
Mark Dubbels invited Mr. Simon to come forward to make his request. Mr. Simon requested a variance on density with the intent to build one home on 21 acres. Some discussion ensued regarding township zoning, property lines, driveway locations, visibility from Oxford Mill Road and neighbors, speed limits, and permit processing in general.
Steve Bergstahler, 31599 Oxford Mill Road spoke in favor of the proposal, one house on 21 acres, consistent with the development of the valley.
Mr. Dunker, PO Box 275, had no objections under the stated conditions; the variance would apply only to the property in question and implied no re-zoning to the area.
Mr. Lee Smith requested a 100ft. minimum setback. Discussion ensued regarding additional conditions upon the variance. Mr. Dean Johnson contributed to the discussion by stating that the Statutes would, indeed, allow the town board to approve further stipulations for the property. Mr. Dunker concurred.
Mark Dubbels clarified, for the record that the requested variance on density applied to both the section density and, also, the quarter, quarter density, as well. Under current zoning, the request fails both thresholds regarding density.
John Schoetloffel- 31717 Stanton Trail stated, for the record, no objection to the proposal.
Jason Leland, 31415 Oxford Mill Road stated, for the record, no objection to the proposal.
Mr. Leo Gehrke, 31748 Oxford Mill Road stated no objection to the proposal.
Mark Dubbels made a last call for comments from the public and then closed the Public Hearing for input. The Planning Commission meeting was re-opened for discussion. Discussion ensued. Mark called for a vote. The vote was 5/0 in favor of the proposal for density variance in both the section and the quarter, quarter pertaining only to the property in question; one dwelling.
Red Cross Paper work was addressed. Cheryle informed the PC that she would be
meeting with Cindy Becker on August 23rd to finalize shelter
agreement contracts.
Map Upgrade- Paul Schluter presented map
samples acquired with assistance from the county. A request was made to include
section #’s. Lamination costs were
discussed for a 32”x 42” aerial map of Stanton Township. Discussion regarding the final product
followed; will be included in the Ordinance document and would be posted
on-line, as well.
New Business –
Roads- Mark Dubbels stated that 310th
Street needs repair due to washouts and should be considered a township
priority. Discussion ensued regarding a
